What's Included in Vacation Rental Cleaning (and What Isn't)
A Line-by-Line Look at a Standard Turn
When property managers compare vacation rental cleaning companies, the rate per turn is usually the first number they look at, but the scope behind that rate matters just as much. One company’s standard clean includes linens, supplies and an inspection, while another’s leaves those out and bills for them later, and the difference often shows up only after the first invoice or the first guest complaint.
This page lays out exactly what a standard vacation rental clean from The Dream Clean Team includes and what it does not, so you can compare it line by line with whoever you are using now. Services outside a standard turn are still available, but they are scheduled and priced separately so the standard turn stays fast and predictable.
What Every Vacation Rental Clean Includes
The Clean Itself
Every turn follows our 7-step process, which moves around each room in the same order every time so nothing gets skipped when the day gets busy. Ovens are cleaned every turn rather than when someone remembers, and showers, the space under furniture and the AC vents are part of the standard clean. Baseboards get a light wipe with the mop pass, and kitchen cabinets are straightened and arranged so the next guest finds them in order, although the inside of every cabinet is not deep cleaned on each turn.
Floors get the most attention because sand is the first thing a Gulf Coast guest notices. Every floor, hardwood included, is swept, vacuumed, swept again and then mopped with a neutral floor cleaner and a clean mop head, which is how we prevent the gritty floors and dark footprints that show up in reviews.
Linens and Towels
Linens and towels are part of the service and come from our own inventory, washed in our commercial laundry facilities in Fort Walton Beach and Panama City Beach. They are not an add-on or a rental fee. Each bed gets a fitted sheet, a flat sheet and two pillowcases (one for a twin), and each unit gets bath towels at one and a half times the guest count, four washcloths, two hand towels and a bath mat per bathroom, and two kitchen towels.
Owners provide the items that stay with the bed, which are mattress pads, zippered mattress encasements, zippered pillow protectors and comforters. We hang comforters on the bed frame during the clean and never on the floor, and how often they are washed is your choice.
Starter Amenities and Restocking
Every turn includes a starter set of consumables so the guest never arrives to an empty roll. Each bathroom gets two rolls of toilet paper, two trash bags and a bar of soap (two in the primary bath), and each kitchen gets five trash bags, dish soap, a sponge, two rolls of paper towels, two laundry pods and two dishwasher pods.
Anything beyond that list, such as coffee, shampoo, conditioner, body wash and backup bedding, lives in the owner closet. Our team restocks from it on every turn and tells you when something is running low, so you can send replacements to our laundry facility before a guest notices.
Grills and Outdoor Areas
Balconies, decks and patios are part of the turn, because they are often the first thing a guest walks out to see. The team wipes down the outdoor furniture and arranges it so the space looks ready to use, and a basic grill cleaning is included on every turn, which means brushing the grates so the next guest is not cooking on the last group’s leftovers. Deeper grill work, such as changing propane tanks and cleaning out grease traps, takes more time than a standard turn allows and is available as an extra.
Inspection and Photo Verification
No unit is marked guest-ready until a second person inspects it. The inspector checks the clean, fixes the staging and photographs the finished unit, averaging 38 time-stamped photos per turn, and you can see every photo when you log in. Damage, missing items and maintenance problems found during the inspection are reported to you with photos, and our in-house maintenance team can take care of the repair if you want us to.
Timing and Re-Cleans
Units are guest-ready by a 4 PM check-in and usually well before it, including same-day and back-to-back turns, which make up most of our schedule. If a guest reports a cleaning issue within 24 hours of check-in, we re-clean at no charge, and in practice we usually go back out the same day.
What is Not Included in a Standard Vacation Rental Clean
These services are available, but they are scheduled and priced separately because they take more time than a standard turn allows:
- Deep cleans, which cover inside cabinets, appliances and the detail work a turn does not reach. High-occupancy properties can also add a mini deep clean between full deep cleans.
- Comforter washing, priced separately from the linen service.
- Floor, tile and grout cleaning, priced by square foot.
- Repairs and light maintenance such as bulbs, batteries and air filters, handled by our in-house maintenance team and billed separately.
- Owner-provided bedding items such as mattress pads, encasements, pillow protectors and comforters, which the owner supplies.
- Grill deep cleaning, such as changing propane tanks and cleaning grease traps, which is available as an extra.
- Beach towels, which we do not recommend stocking, although we can wash them on site for an additional cost. At Okaloosa Island resorts, pool towels are provided by the owner.
- Pools and hot tubs, which we do not service, so owners should plan for a separate pool company.
How to Compare Cleaning Companies on Scope
When you compare quotes, ask each company for its written scope and check four things that change the real cost: whether linens are included or rented, whether consumables are included, who inspects the unit and whether you can see the photos, and what happens when a guest complains. A lower rate that leaves out linens or inspections usually costs more once the first bad review comes in. If you are thinking about making a change, our guide to switching vacation rental cleaning companies mid-season walks through the handoff step by step.
If you want to see how your properties would work on our program, request a quote and we will walk through the scope with you property by property. You can also read how our 7-step process works, how our laundry program works and how inspections work.
